If you plan on asking the Seller to leave personal items when purchasing a home, it is important to have your Agent identify those items on a separate “Bill of Sale”. Reason is, lenders are not comfortable financing personal items left with a property such as appliances that are not built in, hot tubes, furniture, grills, TV and stereo equipment, basically anything other than “Real Estate”.
